Simulator apparently starts, windows is shown, but OS doesn't start, all buttons are grayed out.

Found out what the issue was. I opened XCode and it required to install additional components. Once those were installed, simulator started to working properly.
Not sure what triggered the installation of additional XCode components.
PS. XCode is 9.0.1.
